Insurance for your residential complex
The residential complex package insures the common areas of your site against many risks, from fire and flood to landslide and theft, including damage to electronic equipment.
Covers can include
- Fire, flood and water damage, storm
- Land, air and sea vehicle impact, smoke damage
- Landslide, earthquake and volcanic eruption
- Strikes, riots, malicious acts and terrorism
- Snow load and glass breakage
- Debris removal costs
- Theft
- Electrical damage, fuel leakage and machinery breakdown
- Employer’s liability and third-party liability
Who is it for?
The residential complex package is taken out by the management of a site or apartment building on behalf of all owners, and it protects the common areas. Individual flats and their contents are covered by each owner’s own home and contents insurance. Without a policy, damage in the common areas is paid from all owners’ maintenance fees; the package takes this unexpected cost off the management budget.
What is protected in the common areas?
- Common parts of the building: roof, facade, stairs, corridors and car park
- Machinery such as lifts, water pumps, generators and pool equipment
- Electronic systems such as security cameras, access control and garden lighting
- Fixtures in the common areas (lobby furniture, gym equipment and similar)
Injury to a visitor in the common areas (third-party liability) and work accidents of site staff (employer’s liability) can be included in the same policy.
What we need for a quote
- Number of blocks and units, total construction area
- Age and construction type of the buildings
- List and approximate value of machinery and electronic equipment in the common areas
- Security measures (guards, cameras, alarm) and claims in recent years
With this information we compare offers from different insurers and give the management board a clear summary. For sites in Maslak and Sarıyer we can visit and set the sums insured together.
Frequently asked questions
Does the package replace DASK for the flats?
No. Each unit needs its own compulsory earthquake insurance (DASK). Earthquake cover can be added to the package, but it covers the common areas.
Who takes out the policy and who pays?
The site or building management takes out the policy; the premium is usually paid from the maintenance budget.
What if a leak in a flat damages a common area?
Damage to the common area is assessed under the package; the home insurance of the flat where the leak started may also apply. We manage both policies together when a claim occurs.
